Sell your Virginia RV park, campground, or mobile home park to a direct buyer.
Confidential. No pressure. On your timeline. Hunt Country Ventures buys RV resorts, campgrounds, and manufactured home communities across Virginia, from the Shenandoah Valley to the Chesapeake Bay. We're based in Middleburg, so Virginia is home. We are a buyer, not a broker. You talk directly with the people making the decision, and brokers are always welcome.

Why Virginia owners sell direct to us.
We're an operator-led acquisition company in Middleburg, buying from Delaware to Florida. Virginia parks are close to home, which means we can visit, walk the property, and keep the conversation in person.
A direct buyer, with brokers welcome
We buy parks directly from owners and through brokers, and we treat both the same. If you'd rather keep your sale off the open market, we can start with a private conversation. If you already have a broker, bring them in.
We keep your community intact
- Tenants stay. We honor existing leases and lot rental agreements.
- Staff stays. We keep park managers and maintenance teams.
- Rent is gradual. Adjustments are phased in and communicated clearly.
Flexible deal structures
We can make a straightforward offer or, when it works for both sides, structure seller financing for a faster, more flexible closing. Compare the two.

What Virginia sellers ask about.
None of these has to stop a sale. They just need to be on the table early.
Resident right of first refusal (manufactured home parks)
As of July 1, 2026, Virginia's Manufactured Home Lot Rental Act gives residents, and then the locality, a right of first refusal when a manufactured home park is sold. Within five business days of signing a sales contract, the owner must notify each tenant, the locality, and the Department of Housing and Community Development. This replaced the older 90-day listing notice. It applies to manufactured home parks, not RV parks or campgrounds. We plan our timeline around it, and your attorney should handle the notices.
Wells, septic, and utilities
Many Virginia parks run on private wells and on-site septic systems, which are permitted through the Virginia Department of Health and your local health department. Having permits and inspection records ready makes review smoother.
Flood zones and coastal insurance
Bay-side, coastal, and riverside parks often sit partly in mapped flood hazard areas. You can check your property on the Virginia Flood Risk Information System (VFRIS). Expect insurance to be part of the conversation.
County zoning and permits
RV parks, campgrounds, and manufactured home communities are governed by county or town zoning and health department permits, and the rules vary by locality. Your existing approvals, site plan, and permitted site count all matter in a sale.

Selling a Virginia park: your questions.
Do you buy RV parks and campgrounds in Virginia?+
Yes. Virginia is our home state. We acquire RV resorts, campgrounds, seasonal parks, and manufactured home communities, typically with 30 to 250+ sites or lots, from the Shenandoah Valley and the Blue Ridge to the Chesapeake Bay and the coast. We buy directly from owners and through brokers.
Do I need a broker to sell my Virginia park?+
No. You can talk to us directly, and if you already work with a broker, we welcome them. We work with owners and brokers on equal footing, with no preference either way.
Do residents have a right of first refusal when I sell a Virginia mobile home park?+
Yes, for manufactured home parks. Since July 1, 2026, Virginia law requires a park owner to notify tenants, the locality, and the Department of Housing and Community Development within five business days of signing a sales contract, and gives a resident entity, then the locality, a right of first refusal at the same price and substantially equivalent terms. The rule comes from the Manufactured Home Lot Rental Act and does not apply to RV parks or campgrounds. We build that window into our timeline, and your attorney should handle the notices.
What happens to my residents and staff if I sell my mobile home park?+
We honor existing leases and lot rental agreements, keep park managers and maintenance staff, and phase in any rent adjustments gradually and transparently. We do not flip communities, so a sale to us is about continuity, not conversion.
How long does it take to sell an RV park in Virginia?+
Most of our deals close in 60 to 120 days, depending on how ready your records are and the complexity of the property. Manufactured home community sales in Virginia also include the statutory right of first refusal period, which we plan for from the start. If you want to finish your busy season before closing, tell us. We plan around your timeline.
Can you offer seller financing?+
In many cases, yes. We can structure seller financing when it benefits both sides, and it often allows for a faster, more flexible closing. We are not tax advisors, so talk with your CPA about how a cash sale or installment structure affects you.
What should I have ready before we talk?+
Nothing is required for the first call. When we move to review, it helps to have recent financials, a rent roll or occupancy and reservation history, your site mix, and basic information on utilities such as well, septic, or municipal service, plus any flood zone or permit details you have on hand.
This page is general information, not legal, tax, or financial advice. Talk with your own attorney and CPA about your specific situation.
