    Why Hunt Country Ventures

Why South Carolina owners sell direct to us.

We're an operator-led acquisition company based in Middleburg, Virginia, buying from Delaware to Florida, and South Carolina sits right in the middle of the corridor we focus on.

A direct buyer, with brokers welcome

We buy parks directly from owners and through brokers, and we treat both the same. If you'd rather keep your sale off the open market, we can start with a private conversation. If you already have a broker, bring them in.

    We keep your community intact

    • Tenants stay. We honor existing leases and lot rental agreements.
    • Staff stays. We keep park managers and maintenance teams.
    • Rent is gradual. Adjustments are phased in and communicated clearly.

    Flexible deal structures

We can make a straightforward offer or, when it works for both sides, structure seller financing for a faster, more flexible closing. Compare the two.

South Carolina Regions We Buy In

From the Grand Strand to the Upstate.

    Grand Strand & Myrtle Beach

Beach and near-beach RV resorts and campgrounds around Myrtle Beach and the Grand Strand run on a strong summer season, and many have snowbird and long-term guests who return every year.

Lowcountry: Charleston, Beaufort & Hilton Head

Coastal, marsh-side, and island-area parks, plus manufactured home communities around growing Lowcountry towns. Coastal properties come with hurricane-season planning, flood zones, and insurance questions, and we take those into account up front.

    Midlands & the Lakes

Campgrounds and RV parks on Lake Murray, Lake Marion, and the Santee Cooper lakes, plus manufactured home communities around Columbia and the Midlands.

    Upstate & the I-85 / I-26 / I-95 Corridors

Mountain-foothill and lake campgrounds near the Blue Ridge, Lake Keowee, and Lake Hartwell, manufactured home communities around Greenville and Spartanburg, and overnight and extended-stay RV parks along I-85, I-26, and I-95.

    South Carolina Considerations

What South Carolina sellers ask about.

None of these has to stop a sale. They just need to be on the table early.

Resident notice when a manufactured home park sells

South Carolina's Manufactured Home Park Tenancy Act does not give residents a right of first refusal and does not require notice to residents before a sale. After closing, a new owner who keeps operating the park must notify residents of the change in ownership within 30 days. As the buyer, we handle that notice. The Act covers manufactured home lot rentals, not RV spaces used as temporary living quarters.

    Wells, septic, and utilities

Many South Carolina parks run on private wells and on-site septic systems. Septic systems, including those serving campgrounds, are permitted by the South Carolina Department of Environmental Services (SCDES). Having permits, approvals to operate, and inspection records ready makes review smoother.

    Flood zones and coastal insurance

Coastal, marsh-side, lake, and riverside parks often sit partly in mapped flood hazard areas. You can check your property on the state's Floodplain Map Viewer from the SC Department of Natural Resources or on FEMA's Flood Map Service Center. Expect insurance and storm history to be part of the conversation.

    County zoning and permits

RV parks, campgrounds, and manufactured home communities are governed by county or city zoning and state environmental permits, and the rules vary by locality. Your existing approvals, site plan, and permitted site count all matter in a sale.

    FAQ

Selling a South Carolina park: your questions.

Do you buy RV parks and campgrounds in South Carolina?+

Yes. We acquire RV resorts, campgrounds, seasonal parks, and manufactured home communities in South Carolina, typically with 30 to 250+ sites or lots, from the Grand Strand and the Lowcountry to the Midlands lakes and the Upstate. We buy directly from owners and through brokers.

Do I need a broker to sell my South Carolina park?+

No. You can talk to us directly, and if you already work with a broker, we welcome them. We work with owners and brokers on equal footing, with no preference either way.

Do residents have a right of first refusal when I sell a South Carolina mobile home park?+

No. South Carolina's Manufactured Home Park Tenancy Act does not give residents a right of first refusal or require notice to residents before a sale. After closing, a new owner who keeps operating the community must notify residents of the change in ownership within 30 days, and we handle that notice. Your attorney should confirm whether anything else applies to your property.

What happens to my residents and staff if I sell my mobile home park?+

We honor existing leases and lot rental agreements, keep park managers and maintenance staff, and phase in any rent adjustments gradually and transparently. We do not flip communities, so a sale to us is about continuity, not conversion.

How long does it take to sell an RV park in South Carolina?+

Most of our deals close in 60 to 120 days, depending on how ready your records are and the complexity of the property. If you want to finish your busy season before closing, tell us. We plan around your timeline.

    Can you offer seller financing?+

In many cases, yes. We can structure seller financing when it benefits both sides, and it often allows for a faster, more flexible closing. We are not tax advisors, so talk with your CPA about how a cash sale or installment structure affects you.

What should I have ready before we talk?+

Nothing is required for the first call. When we move to review, it helps to have recent financials, a rent roll or occupancy and reservation history, your site mix, and basic information on utilities such as well, septic, or municipal service, plus any flood zone or permit details you have on hand.

This page is general information, not legal, tax, or financial advice. Talk with your own attorney and CPA about your specific situation.
