Sell your North Carolina RV park, campground, or mobile home park to a direct buyer.
Confidential. No pressure. On your timeline. Hunt Country Ventures buys RV resorts, campgrounds, and manufactured home communities across North Carolina, from the Outer Banks to the Blue Ridge. We are a buyer, not a broker. You talk directly with the people making the decision, and brokers are always welcome.

Why North Carolina owners sell direct to us.
We're an operator-led acquisition company based in Northern Virginia, buying from Delaware to Florida, and North Carolina is one of the states we focus on.
A direct buyer, with brokers welcome
We buy parks directly from owners and through brokers, and we treat both the same. If you'd rather keep your sale off the open market, we can start with a private conversation. If you already have a broker, bring them in.
We keep your community intact
- Tenants stay. We honor existing leases and lot rental agreements.
- Staff stays. We keep park managers and maintenance teams.
- Rent is gradual. Adjustments are phased in and communicated clearly.
Flexible deal structures
We can make a straightforward offer or, when it works for both sides, structure seller financing for a faster, more flexible closing. Compare the two.

From the Outer Banks to the Blue Ridge.
Coast: Outer Banks, Crystal Coast & Southern Beaches
Beach and sound-side parks along the Outer Banks and the Crystal Coast tend to run on a strong summer season, and many have long-term seasonal guests who return year after year. We understand that coastal properties come with hurricane-season planning, flood zones, and insurance questions, and we take those into account.
Mountains: Blue Ridge, Asheville & the Smokies
Parks near the Blue Ridge Parkway, Asheville, and Great Smoky Mountains National Park draw summer travelers and a second peak during fall leaf season, which typically runs through October.
Piedmont, Sandhills & the I-95 / I-40 Corridors
Manufactured home communities around the state's growing metro areas, lake campgrounds, Sandhills parks near Pinehurst and Fayetteville, and overnight and extended-stay RV parks along I-95 and I-40 are all part of our focus.
What North Carolina sellers ask about.
None of these has to stop a sale. They just need to be on the table early.
Wells, septic, and utilities
Many North Carolina parks run on private wells and on-site wastewater (septic) systems rather than municipal service. Those systems are permitted and inspected through your county health department under state rules. Having permits and inspection records ready makes review smoother.
Flood zones and coastal insurance
Coastal and riverside parks often sit partly in mapped flood hazard areas. You can check your property on the state's Flood Risk Information System (FRIS). Flood coverage is typically a separate policy from wind and hail coverage, so expect insurance to be part of the conversation.
Hurricane Helene and western North Carolina
Helene's flooding in September 2024 hit parks along rivers and creeks in the mountains especially hard. Some reopened quickly, and others are still rebuilding. If your park was affected, tell us what happened and what's been repaired. We would rather know the full picture up front.
County zoning and permits
RV parks, campgrounds, and manufactured home communities are governed by county or municipal zoning and health department operating permits, and the rules vary by county. Your existing approvals, site plan, and permitted site count all matter in a sale.
Residents in manufactured home communities
North Carolina has specific notice rules for manufactured home communities. Because we keep communities intact, a sale to us is about continuity, not conversion. Your attorney should still review notice and transition steps.

Selling a North Carolina park: your questions.
Do you buy RV parks and campgrounds in North Carolina?+
Yes. North Carolina is one of the states we focus on. We acquire RV resorts, campgrounds, seasonal parks, and manufactured home communities, typically with 30 to 250+ sites or lots, from the coast through the Piedmont to the mountains. We buy directly from owners and through brokers.
Do I need a broker to sell my North Carolina park?+
No. You can talk to us directly, and if you already work with a broker, we welcome them. We work with owners and brokers on equal footing, with no preference either way.
My park is in western North Carolina and was affected by Hurricane Helene. Will you still talk to me?+
Yes. Every park is reviewed on its own financials, occupancy, and site mix, and its storm and repair history is part of that picture. Share what was damaged, what has been repaired, and where any insurance claims stand. Being upfront early helps us give you a clear answer sooner.
What happens to my residents and staff if I sell my mobile home park?+
We honor existing leases and lot rental agreements, keep park managers and maintenance staff, and phase in any rent adjustments gradually and transparently. We do not flip communities. North Carolina has specific notice rules for manufactured home communities, including a 180-day notice requirement if a community is converted to a use that requires homes to move, so your attorney should review the transition plan with us.
How long does it take to sell an RV park in North Carolina?+
Most of our deals close in 60 to 120 days, depending on how ready your records are and the complexity of the property. If you want to finish a busy summer on the coast or the fall leaf season in the mountains before closing, tell us. We plan around your timeline.
Can you offer seller financing?+
In many cases, yes. We can structure seller financing when it benefits both sides, and it often allows for a faster, more flexible closing. We are not tax advisors, so talk with your CPA about how a cash sale or installment structure affects you.
What should I have ready before we talk?+
Nothing is required for the first call. When we move to review, it helps to have recent financials, a rent roll or occupancy and reservation history, your site mix, and basic information on utilities such as well, septic, or municipal service, plus any flood zone or permit details you have on hand.
This page is general information, not legal, tax, or financial advice. Talk with your own attorney and CPA about your specific situation.
