Sell your Florida RV park, campground, or mobile home park to a direct buyer.
Confidential. No pressure. On your timeline. Hunt Country Ventures buys RV resorts, campgrounds, and manufactured home communities across Florida, from the Panhandle and Northeast Florida to Central Florida and both coasts. We are a buyer, not a broker. You talk directly with the people making the decision, and brokers are always welcome.

Why Florida owners sell direct to us.
We're an operator-led acquisition company based in Middleburg, Virginia, buying from Delaware to Florida, and Florida is the southern anchor of the corridor we focus on.
A direct buyer, with brokers welcome
We buy parks directly from owners and through brokers, and we treat both the same. If you'd rather keep your sale off the open market, we can start with a private conversation. If you already have a broker, bring them in.
We keep your community intact
- Tenants stay. We honor existing leases and lot rental agreements.
- Staff stays. We keep park managers and maintenance teams.
- Rent is gradual. Adjustments are phased in and communicated clearly.
Flexible deal structures
We can make a straightforward offer or, when it works for both sides, structure seller financing for a faster, more flexible closing. Compare the two.

What Florida sellers ask about.
None of these has to stop a sale. They just need to be on the table early.
Homeowners' association notice when a mobile home park sells
Florida is different from the other states we buy in. Under the Florida Mobile Home Act (Chapter 723), if your residents have a homeowners' association formed under the Act and you offer the park for sale to the general public, you must first mail the association's officers the price and terms, and the association has 45 days to sign a contract on those terms. If you instead get an unsolicited offer you plan to consider, you only have to tell the association you received an offer, share the price and material terms you'd accept, and consider any offer it makes. You stay free to sell to another buyer. We know this process and can plan the timeline around it. The Act covers mobile home lot rentals in parks with 10 or more lots, not RV spaces used as temporary living quarters.
Park permits from the Department of Health
RV parks, campgrounds, and mobile home parks in Florida need an annual operating permit from the Florida Department of Health under Chapter 513. Permits don't transfer with the sale, so the new owner applies for its own within 60 days of closing, and we handle that. Having your current permit and recent inspection reports ready makes review smoother.
Wells, septic, and utilities
Many Florida parks run on private wells, on-site septic systems, or small package plants. Having permits, operating approvals, and inspection or service records ready helps us move quickly.
Flood zones, hurricanes, and insurance
Coastal, bay, river, and lake parks often sit partly in mapped flood hazard areas. You can check your property on FEMA's Flood Map Service Center. Expect windstorm and flood insurance, storm history, and any hurricane repairs to be part of the conversation.
County zoning and permits
RV parks, campgrounds, and manufactured home communities are governed by county or city zoning and state permits, and the rules vary by locality. Your existing approvals, site plan, and permitted site count all matter in a sale.

Selling a Florida park: your questions.
Do you buy RV parks and campgrounds in Florida?+
Yes. We acquire RV resorts, campgrounds, seasonal parks, and manufactured home communities in Florida, typically with 30 to 250+ sites or lots, from the Panhandle and Northeast Florida to Central Florida and both coasts. We buy directly from owners and through brokers.
Do I need a broker to sell my Florida park?+
No. You can talk to us directly, and if you already work with a broker, we welcome them. We work with owners and brokers on equal footing, with no preference either way.
Do residents have a right of first refusal when I sell a Florida mobile home park?+
It depends. Under section 723.071 of the Florida Mobile Home Act, if your residents have a homeowners' association formed under the Act and you offer the park for sale to the general public, you must first notify the association's officers of the price and terms, and the association has 45 days to sign a contract on those terms. If you instead receive an unsolicited offer you plan to consider, you only have to notify the association and consider any offer it makes, and you remain free to sell to someone else. Several kinds of transfers are exempt. Your attorney should confirm how this applies to your park.
What happens to my residents and staff if I sell my mobile home park?+
We honor existing leases and lot rental agreements, keep park managers and maintenance staff, and phase in any rent adjustments gradually and transparently. We do not flip communities, so a sale to us is about continuity, not conversion.
How long does it take to sell an RV park in Florida?+
Most of our deals close in 60 to 120 days, depending on how ready your records are and the complexity of the property. If you want to finish your winter season before closing, tell us. We plan around your timeline.
Can you offer seller financing?+
In many cases, yes. We can structure seller financing when it benefits both sides, and it often allows for a faster, more flexible closing. We are not tax advisors, so talk with your CPA about how a cash sale or installment structure affects you.
What should I have ready before we talk?+
Nothing is required for the first call. When we move to review, it helps to have recent financials, a rent roll or occupancy and reservation history, your site mix, your Florida Department of Health park permit, and basic information on utilities such as well, septic, or municipal service, plus any flood zone or storm history details you have on hand.
