How to value a home services business.
Whether you run a plumbing company, HVAC shop, landscaping crew, or cleaning business, understanding how buyers value your company helps you negotiate from a position of strength.
What buyers actually look at.
Valuation is not a black box. It comes down to four measurable factors that any serious buyer will examine.
Seller Discretionary Earnings (SDE)
The most common valuation metric for home services businesses. SDE includes your salary, owner perks, depreciation, interest, and one-time add-backs. Most home services companies trade at 2.5x to 4x SDE.
Revenue Trend & Growth Rate
Buyers pay more for businesses with consistent or growing revenue. A 3-year upward trend signals stability. Declining revenue can reduce your multiple by a full turn or more.
Recurring Revenue Percentage
Service agreements, maintenance contracts, and subscription plans are gold. A business with 40% or more recurring revenue commands a premium multiple because cash flow is predictable.
Clean Financials
Accurate, well-organized books (preferably reviewed or compiled by a CPA) increase buyer confidence and speed up due diligence. Messy books are the #1 deal killer.
What home services businesses sell for.
These are general ranges. Your actual valuation depends on your specific financials, growth, and market conditions.
$500K to $1M Revenue
Smaller businesses, often owner-operated
$1M to $3M Revenue
Established operations with some management in place
$3M to $5M+ Revenue
Strong systems, management team, high recurring revenue

Owner dependence matters more than you think.
A business that runs itself is worth more than one that depends on the owner for every decision. Buyers ask: "If the owner leaves tomorrow, does revenue drop 10% or 50%?"
If you have a service manager, dispatchers, or crew leads who handle day-to-day operations, your business is more transferable and commands a higher multiple. If every customer calls your cell phone, buyers will discount the price to account for the transition risk.
The takeaway: Start documenting processes, delegating customer relationships, and building a management layer before you sell. Even 6 to 12 months of preparation can add a full turn to your multiple.
